Real estate brokerage in 7 steps
Through these steps to the successful sale of your property
As a seller or landlord, benefit from a comprehensive brokerage service right from the start. Our activities and the cooperation with you are of course discussed in detail in advance and basically take place in the following steps:
Step 1:
We get to know each other personally.
During a first non-binding meeting on site, we will visit your property together. We are available to answer your questions and you will learn the most important things about our services, our know-how and the way we work. We, in turn, gain a first impression of your property.
Step 2:
You commission us and we determine the fair market purchase price for you.
If you choose Immo1.Berlin Immobilien, we will meet again. You make one with us Sole brokerage and we will create a detailed one for you appraisal and a market value analysis. The purchase price will be determined individually with you on the basis of these facts and taking your wishes into account.
Step 3:
We market your property professionally.
If not already available, it is necessary to obtain all necessary documents from the authorities. We create for you Floor plans, photos, descriptions etc. and bundle them in a representative, convincing exposé. Tailored to your property, we arrange appropriate advertising measures, such as the publication of advertisements in newspapers and/or on the internet as well as on social media. Of course, we will coordinate the marketing plan in detail with you.
Step 4:
Immo1.Berlin presents your property to potential buyers.
We are available for you around the clock and present on site. We take calls, answer inquiries and emails, arrange appointments and guide viewings through so you don't have to worry about anything. All inquiries are answered by us quickly. Of course, we will always keep you up to date on all major developments.
Step 5:
We conduct the sales negotiations on your behalf.
In this particularly important step, it is important to identify interested parties with serious purchase intentions. In a personal conversation, we highlight the advantages and potential of your property, as well as any objections. Through our extensive network, we can often establish contact with our partners such as architects, craftsmen and/or financial institutions. At the same time, we already check the creditworthiness of potential buyers for you in this step.
Step 6:
Preparation of the contracts and coordination of the notary appointment.
If there are several prospective buyers, Immo1.Berlin will advise you on the right strategy. We prepare the Contract as agreed in your interest and with the cooperation of the notary. As soon as the Funding Confirmation of the bank is received, it will be checked immediately. We vote that notary appointment with everyone involved and accompany you there.
Step 7:
We are also there for you after the sale.
If you wish, we will hand over the property and keys for you or accompany you. We would be happy to help you move out. If necessary, we will of course also find a new, suitable property for you.
